Modular Homes in Europe and North America: Market Trends and Decorative Material Solutions

Modular homes are changing how builders plan, manufacture and finish residential projects. By moving substantial construction work into a factory, housing manufacturers can coordinate production around repeatable designs, defined specifications and controlled workflows.

For developers and procurement teams in Europe and North America, the opportunity extends beyond the building structure. Interior finishes—including decorative wall panels, flooring and matching trims—also need to fit the manufacturing process and the expectations of future residents.

This article explains what modular homes are, how selected markets are developing, and where INTCO DECOR's decorative materials can support residential projects.

What Is a Modular Home?

A modular home is built using three-dimensional sections manufactured away from the final construction site. These modules are transported to the site and connected to form the completed home.

The level of factory completion varies. Some modules arrive with substantial interior finishing already installed, while other projects require more work after assembly.

Modular construction is part of the broader offsite construction sector. Prefabricated homes may also use two-dimensional wall, floor and roof panels rather than complete room modules. Consequently, "modular" and "prefabricated" describe related construction approaches, but they are not interchangeable in every project.

In the United States, modular homes should also be distinguished from manufactured homes. Manufactured homes follow the federal HUD Code, while modular homes follow applicable state and local building requirements. Buyers should establish which housing category they serve before selecting materials or preparing technical documentation.

How the European Market Is Developing

Europe contains several distinct markets for factory-built housing.

Germany: An Established Prefabricated Housing Market

Germany provides a clear example of established demand. In the first half of 2026, prefabricated construction accounted for 26.7% of newly approved one- and two-family residential buildings, representing 7,432 permits.

These figures describe a defined building-permit category, rather than the entire German housing market. Nevertheless, they demonstrate the substantial role of prefabricated housing within that segment.

German terminology is also important. Fertigbau is the broader term for prefabricated construction, while Modulbau refers more specifically to buildings assembled from prefabricated room modules. Residential manufacturers may therefore use Fertighaus as well as Modulhaus to describe their products.

The United Kingdom: Modular Housing Within MMC

In the UK, modular housing is frequently discussed within Modern Methods of Construction, or MMC.

The government's MMC framework covers several approaches, including three-dimensional structural systems and two-dimensional panelised systems. A supplier targeting this market should therefore identify the customer's actual building method rather than treating every MMC project as volumetric modular construction.

The UK also illustrates the challenges facing the sector. Government research has identified barriers involving product standardisation, warranties, insurance and mortgages. These findings underline the importance of documented specifications and coordinated project delivery, although the research itself was completed in 2022 and published in 2024.

Europe's development is therefore uneven: established manufacturing capability and interest in offsite housing do not guarantee continuous growth in every country or project segment.

How the North American Market Is Developing

North American buyers encounter terms such as modular homes, prefab homes, panelized homes and offsite construction. Each term can point to a different production method and procurement process.

In the United States, the Modular Building Institute reported that the permanent modular construction market reached approximately US$20.5 billion in 2025. This figure includes residential and other building sectors; it should not be presented as the size of the modular housing market alone.

Industry interest is supported by the need to address labour shortages, rising construction costs, compressed schedules and inconsistent project delivery. Modular construction offers a different way to organise these activities, but its commercial performance still depends on project design, factory utilisation and logistics.

For decorative material suppliers, a practical distinction is whether finishes are installed in the factory or after the home reaches its destination. This determines who purchases the materials, when they are needed and how they must be protected.

What These Trends Mean for Decorative Building Materials

Factory-built housing creates opportunities for repeat orders when manufacturers use consistent room layouts and finish packages.

Material selection should support both production efficiency and residential design. Buyers need clear information on dimensions, panel weight, installation methods, matching accessories and packaging—not simply a catalogue of colours.

For volumetric projects, transport is another consideration. Finished surfaces, joints and connections need to be assessed for handling and delivery before a design is repeated across multiple homes.

INTCO DECOR Wall Panel Options for Modular Homes

INTCO DECOR supplies decorative wall panel collections that include PS wall panels, SPC wall panels and MDF acoustic panels. These provide different options for residential feature walls and interior finish packages.

PS Wall Panels for Decorative Feature Walls

PS wall panels can introduce texture and visual detail into living rooms, bedrooms, entrance areas and TV walls.

Wood-look finishes and different profiles allow housing manufacturers to create alternative interior packages while retaining a consistent room layout. Buyers should confirm the following points during specification:

• Panel dimensions, thickness and weight per panel

• Fixing method (adhesive, mechanical or combined)

• Matching trims for corners, edges and transitions

• Packaging quantity and protection for factory handling

SPC Wall Panels for Stone-Look Interiors

SPC wall panels offer another direction for projects seeking stone-inspired surfaces. INTCO DECOR's collection includes options for decorative wall cladding.

For bathroom or kitchen applications, product selection must be coordinated with the complete installation system, including the substrate, joints, corners and penetrations. Suitability should be confirmed for the selected model and intended location.

MDF Acoustic Panels for Textured Interiors

MDF acoustic panels combine a slatted appearance with a sound-absorption function.

They can be considered for living areas, bedrooms and home offices where the design calls for decorative texture and acoustic treatment. Buyers should request test information for the selected product and installation configuration. Sound absorption should also be distinguished from sound insulation between rooms.

Coordinate Wall Panels With the Complete Finish Package

Modular housing manufacturers often purchase several decorative categories for the same project.

INTCO DECOR also supplies mouldings, SPC flooring, mirrors and outdoor decorative materials, allowing buyers to discuss coordinated finishes across multiple areas of a home.

For recurring production, define an approved material schedule that records product codes, finishes, quantities and installation details. This gives both the buyer and supplier a clearer basis for sampling, quotation and repeat orders.
